Abstract

Financial functions and functions related to technical and functional (non-financial) performance are embedded in the lifecycle management activities of built assets. These functions provide relevant information for the establishment of operation and maintenance strategies, as well as for the decision-making process related to long-term investments in repairs, replacements, and rehabilitations. The purpose of this paper is to make a direct comparison of the effects of these two types of functions on long-term asset management strategies applied to building portfolios. A case study related to two public-school building, built in the 40's and 80's of the last century, are selected, in which deep rehabilitation interventions were carried out in 2010. The effects of the functions used to support the decision-making process in the periods that precede and follow these interventions, are considered, and compared. The results of calculating functional and financial equivalent depreciation rates show a misalignment between financial and non-financial functions and the importance of promoting this alignment with a view to optimize the life cycle management of these buildings.
